Scope of Work
A renovation to a residence situated on the banks of the Red River in Norwood, architecturally designed by Monteyne Architecture Works Inc. Features of the renovation include:
- Addition built off north of main home to allow for
- Pile foundation based on geotechnical engineer’s report
- Durable standing seam metal roof
- Low maintenance and durable acrylic stucco exterior cladding system applied to addition and existing house
- Fibreglass windows and high insulation levels
Design / Construction Factors
The owners wanted to expand their modest one bedroom river home as well as refresh the exterior of the house. The house is occupied by a family of four, two of which are of the large the canine variety, the addition added a l;arge mudroom complete with dog bath A house for a family of four with room to grow that would take advantage of their excellent river property. Siting of the house is carefully positioned amongst mature trees, to capture views of the Red, and natural light. Replacing an existing house with foundation issues too bad to save, the new house is organized around a south facing atrium. The design is a modern take on the “Arts and Crafts” house, rendered in contemporary, low maintenance materials. Reflecting the owners’ commitment to reducing their energy footprint, a roof mounted photovoltaic system is mounted on the roof.
The project will be delivered with a fixed fee arrangement for the stipulated scope of work. Additional work was added along the way, and completed for an additional fixed fee.
